BAAHOUSE DESIGN FEATURES & INCLUSIONS
All our architecturally pre-designed BAAHOUSE plans are orientated and configured to suit your site. This is important as we work with the natural elements on your site such as the northern aspect, breeze, shade, privacy, slopes and views, so your home is built for comfortable living. This also means that no two BAAHOUSES are exactly the same.
The plans are sent to a Certifier for preliminary approval. We arrange a site survey and geo-tech/soil test report. Many of our designs for 2nd dwellings do not require council approval.
You also have the option of selecting the Standard or Deluxe Drawing Set depending on whether you are supplying these to your own builder or engaging BAAHOUSE to organise all the consultants and certification required. Depending on your location we can engage builders to quote towards securing a fixed construction price.
All our elevation and section plans are fully dimensioned and detailed for construction use.

What's included: This set can be supplied to your builder or if you are a owner builder. The STANDARD SET is great value for those that need limited information. These documents are the basic drawings which can be used to submit to council or your local certifier. All plans and drawings are fully dimensioned which can be used for construction.

DELUXE DRAWING SET
What's included: This is a full entire DELUXE SET of drawings which details all aspects of the project from construction details to finishes from our award winning home design range. With this set of drawings, you can send the plans out to builders for tender and get a fixed price. Included is also a schedule of finishes that forms part of the builder’s contract.

Coastal
Whites, light blues, greys with warm timber tones/textures. If you like a modern Hampton or beachy feel to your home or simply prefer light and airy with soft textures, this is the style for you.
Urban
Developed for clients who are looking for clever solutions to optimise space, whether that is a small lot or second dwelling. It embraces a minimalistic, urban theme without compromising on functionality, and is ideal for individuals wanting to reduce their carbon footprint. The colour scheme features dark accents, with a neutral palette of greys, whites, and natural timber tones to create an urban but sophisticated feel to your home.
Hinterland
This range is ideal for clients in semi-rural locations who would like a style that blends in with the surroundings, is eco-conscious and promotes an indoor - outdoor connection. Colours and materials that are inspired by nature.
Modern
Our BAA Modern material range is based on our take of mid-century modern. It focuses on simple lines, minimalism, connection to the outdoors, and the use of natural materials. A colour range of sage greens, greys and timber tones for a relaxed home environment.
Mediterranean
An earthy coastal rustic vibe loaded with whites, beige, soft clay ochre pigment colours such as terracotta orange, pinks and contrasting with the mediterranean sea of blues and greens.
Japandi
A hybrid of Japanese and Scandinavian styles. The look is a blend of warm timbers, natural materials, and minimalism which ties in perfectly with our existing BAAHOUSE house designs.
